Q: I was recently helping this man who told me he needed help after he was assaulted at the hotel, and he was crying and shaking and I asked him what happened and he explained to me what happened and his car key got stolen and his medications (ambien and other cancer medications) and his phone, and he said he can pay for all this in a day, but when I tried to use his account number with his private banking he claimed he has a lot of money, all the payment was rejected.  I payed for the next hotel since his credit card and ID got stolen and can’t pay for the next hotel. I started feeling suspicious.  So I kept asking him to pay after my payment was rejected, I knew something was wrong.  So I searched his name.  I only knew his first name but when I helped to get him a new spare key, the receipt he gave me after paid said Drew Donovan. So I googled his name and found all this information and your blog.   What can I do to stop this idiot? And maybe lock him in a jail so that he can stop doing this?  When I called the police, they told me that it’s a small claim case and that they won’t do anything since it’s a civil matter… reallly? That’s useless!  Thank you so much.

A: Thank you for your question. Drew Donovan is a career crook, an extremely prolific con man, professional fraudster and identity thief with a felony rap sheet. File a criminal police report immediately. If he acted in more than one city, then file the report in all involved cities. Inform the police that the matter is criminal for the following reasons: 1. Donovan is running a full-time criminal enterprise with his conspirator; 2. Donovan is defrauding individuals, banks, hotels and real estate companies; 3. Donovan uses fraudulent devices including fake checks and fake electronic payments; 4. Donovan engages in identity theft; 5. Donovan has been accused of kidnapping and rape; 6. Donovan’s criminal enterprise has defrauded hundreds of victims of well over $2 million; 7. Since he was released from prison fairly recently, he’s probably violating parole or probation. We’ve helped to jail Donovan before, and will do it again until he ends his very lengthy career in crime. Provide to the LA Loft Blog and to the police all evidence, including emails, text messages, any fake checks and copies of charges to your credit cards etc.
Provide more details to us and to police, including all locations, dates, dollar amounts and all fraud-related activities engaged in by Donovan. Get legal advice from an attorney.
In addition to pushing police to press criminal charges, you may also sue also Donovan and any other involved parties in small claims court. Provide a copy of fraud documentation to whoever has charged you any money. Thank you.

There are lofts in L.A. It’s the land of variety, single family homes, condos, lofts, properties with character that offer a refuge from the ordinary. The average new construction home in the area is close to a million dollars. Tiny homes and container homes are nowhere to be found in the city of expensive regulations and bureaucracy. Those who want to get creative with building can do it, but they are expected to pay extra for the privilege.

Los Angeles real estate is today known for a growing number of homes exceeding the $100 million mark. Sylvester Stallone just listed his 21,000 sq ft digs for $110 million. Other celebrities have recently purchased and sold homes in the more modest $3 million to $27 million range.

The first thing to be aware of when considering the purchase of a home in the Los Angeles area is the homeless population explosion, and accompanying wave of violent crime. There’s a reason why the area is home to many homeless tent encampments and derelict motorhomes. It’s a warm paradise with little or no law enforcement of camping laws and substance abuse laws. Petty theft and many other crimes are also neglected by city officials and LAPD. The poor and the very rich are not required to follow the same laws that the middle class tax payers must follow. Most homeless are not offered proper shelter, safety and social services. Most wealthy are exempt from the problems, or are otherwise able to avoid problems of homeless tent encroachment, blocked sidewalks and streets, Millions of locals are still in denial of what they see in front of their own eyes. The international press, however, minces no words about the decaying city, U.K.’s Daily Mail dubbing L.A.’s current situation an “apocalypse.” The world is shocked at how Angelenos are allowing their city to be taken over by filth, junkies and violent criminals.

Some amazing older homes in the area qualify for significant savings in the form of property tax benefits, in exchange for owners maintaining the original architectural elements of antiquity. This includes several loft condominium historic buildings.

This region is subject to earthquakes. Most loft conversion condominiums have been retrofitted to prevent collapse in the event of a major seismic event. Other apartment buildings must undergo retrofit, particularly those of dingbat construction on flimsy stilts above parking spaces.

A few homes in the hills have septic systems, with no municipal sewer service. Even fewer Los Angeles homes have leased land. Most real estate in L.A. is fee land. A few neighborhoods, like Taylor Yard, have a 99 year lease of the land that the homes sit on.

Not everyone is moving out of Los Angeles. If they did, the home prices would not be increasing in many neighborhoods. In fact, there are almost as many moving into L.A. as there are moving away. They’re still paying a fortune for LA real estate — and taxes. Unfortunately, the city’s expenses are growing faster than revenues, as those moving into the city demand more services. Homeless generally don’t pay real estate taxes.

The entertainment capital of the world, Los Angeles offers upward mobility and rapid advancement of social status. L.A. is all about having lots of choices. Besides the Hollywood film industry, Beverly Hills wealth and California beach culture, there is too much variety and overabundance of neighborhoods, lifestyles, cultures, real estate types and architectural styles than one article can begin to touch on. Even with most of the restaurants stymied or shut down, LA is the place where one can enjoy a different restaurant every day, without ever running out of new restaurants to try. The same goes for variety in general. Surf in the morning and ski at night without leaving The Greater Los Angeles Area.

The same city with some of the world’s most valuable mansion estates also provides free real estate for homeless, albeit unlivable, unsafe and untenable . Fortunately, the city also provides some ownership programs for low and moderate income home buyers with very low down payments.

Hyperinflation and Home Prices

The Wall Street Journal recently reported that we’re at the end of a long walk off a short pier of high budget deficits, into an ocean of inflation — skyrocketing prices for food, gas and housing. Historically, this leads to high consumer prices that crush the economy. The cause? We’re suffering from novel economic oppression — government-induced depression and stagnation. Until free enterprise is restored, we shall continue to see a spastic dichotomy of extreme home prices in suburban developments, along with rapidly falling home prices in sinking major metropolitan centers.

Economic depression, which forces prices down, serves as the primary force masking serious inflation. A better word for this masked inflation is stagflation. In 2020, we entered a worse depression than the Great Depression of 1929. In terms of stock market crashes, unemployment spike and drop in GDP gross domestic product, we’ve dwarfed every adverse economic event in U.S. history. The only reason that the stock market is not in total shambles is because stock prices rise temporarily from direct government overspending, direct fed injections, deficit spending and inflation. The stock market is temporarily disconnected from fundamentals. In fact, Bloomberg calls the situation “the biggest financial bubble in history.” The crashy volatility of 2020 reveals the tremendous strains. This includes crushing downward forces that are being exerted on the markets by the government-caused demolition of Main Street and destruction of the middle class, compounded by the most deep, pervasive and persistent mass hysteria in modern history.

Free enterprise is the goose that lays the golden eggs. Our goose is being cooked. The government has diverted more resources away from small and medium sized businesses than ever before in history. In doing so, they have emptied the pockets of more middle class Americans than ever before. The unintended consequences have already begun to play out in a series of cascading crises, atrocities and crimes against humanity.

Panic causes more harm than good. In extended panic mode, people cause far more danger and damage than they avoid. The economic damage of lockdown, depression and price inflation rapidly trickles down to the struggling and poor. The United Nations has repeatedly warned that the most vulnerable and tragic victims of hysteria and lockdown are the hundreds of millions of children worldwide who are pushed closer toward starvation.

The U.S. and western world is in a quagmire and conundrum of choosing between capitulating to the worse economic depression in history or the illusory boom of unlimited money printing — certain runaway price inflation à la the Weimar Republic. History begs to remind us of the repercussions: When money becomes worthless, holocaust easily follows.

The basic components of home builders, the 2×4, more than tripled in price in 2020. According to Barron’s, the home price surge says inflation is real. The FRED M1 Money Stock chart confirms it:  Inflation Monster Has Been Released. Hyperinflation is here. Bond holders beware. The keys to surviving inflation, stagnation and their resulting atrocities? The tried-and-true survival basket filled with cash, low personal debt, assets such as real estate, precious metals, stocks, along with the 11-year proven vaccine against the diseased dollar: cryptocurrencies.

For now, the U.S. chooses the wrong route — banana republic style edicts, censorship, propaganda and cover-up. Deceptive tactics cannot immunize us from economic reality. Only truth, light, capitulation and work ethic can overcome the most imposing of obstacles.

Here’s what happened in L.A. urban real estate last month: Median home price dropped by $70,000 since the same month of the previous year. January 2020 median home price was $580,000. January 2021 median sold home price fell to $510,000. Based on MLS data from areas 23,42 and 1375.

Several Downtown specialist real estate agents report a significant uptick in new buyer requests in the past few days. Perhaps February might improve a bit.
