Downtown real estate is not so hot any more. In the last 6 months, 806 Downtown area property listings have resulted in 305 expired, canceled and withdrawn listings, but only 165 successfully sold properties. 336 listings are still trying to sell. Sadly, most area homes that do not sell within 28 days will likely fail to sell any time soon. Area home prices quietly dropped by $35,000 last year, and, this year, the Greater Depression of 2020 has caused home prices to drop by another $33,000. Most DTLA home sellers believe that their loft or condo is worth $628,000 or more, but most of today’s home buyers are only willing to spend $569,000 or less in this area. #unsold #home #listing

OceanWide Plaza Downtown Los Angeles as China Shuns U.S. Real Estate


DTLA’s hotel, condo and shopping megaproject remains in limbo

Taking after mainland China’s tradition of ghost cities, enormous real estate construction sites that sit abandoned. Once holding promise as a ideal addition to LA’s urban center, OceanWide sits today as what appears to be a type of mini ghost city of its own. In January, the developer wrote off a $267 million loss. With more than $100 million in construction debt, amid virus hysteria and the Greater Depression of 2020, the developer has been seeking a buyer to take over the project to no avail. There’s no telling how much worse things could get as commercial real estate is facing financial devastation, while urban residential real estate also plummets. The median DTLA home price dropped by $33,000 in September compared to the same time last year.

China is definitely out, and not just local real estate. Chinese families also now avoid California universitiesas coronavirus, strained ties scare middle-class families.

Four out of five affluent China parents with children studying foreign curriculums and taking foreign examinations say they have postponed plans to send kids abroad, according to the South China Morning Post. Concerns mount among wealthy and middle-class mainland Chinese after the US recently revoked more than 1,000 visas of graduate students and research scholars. Mainland China’s communist regime pins its hopes on increasing internal consumption, but travel, retail sales and consumption remain relatively low in mainland China during its hushed recession.

China Digital Times and Associated Press reports that China is still struggling, with its own mainland real estate and political mess. A major mainland real estate developer was recently sentenced to 18 years in prison, convicted of corruption after daring to criticize the communist party’s extreme censorship and its mishandling of the virus pandemic.

The September numbers are now in, and they show that DTLA home prices continue to plummet. The median Downtown area condo priced dropped by $33,000 last month compared to September of 2019, based on MLS data for #dtla and nearby loft neighborhoods 23, 42 and 1375:

2019 Median Home Price $600,000 | 2020 Median Home Price $567,000

Additional negative economic reports have also just been released. The September jobs report weaker than expected, along with troubling announcements of a president who is sick with covid-19, increases the odds of a crashy October and protracted economic depression, with more falling home prices for longer than most expect.

I grew up right here in the Greater Los Angeles Area, born in Los Angeles County at St. Francis Hospital. I remember when I first heard about a young person close to our family suffering from a nasty disease and getting treated for that at Children’s Hospital Los Angeles. It was then that I began to pay closer attention to the work they do at that hospital. Since then, I have learned that it is a collection of hard-working health care professionals, most making their home right here in the Los Angeles area, all coming together for a common cause. A Father’s Gratitude and Call to Donate Blood

Evan is a fun, active, curious and adventurous boy. Those are just a few of the ways to begin to describe him! He has a smile that makes other people want to smile, a laugh that is genuine and hearty. He was diagnosed with autism at age 3, and early intervention has been the key to his success in all areas of his life.

Since the COVID-19 pandemic hit, we don’t ride public transportation as frequently as we used to, and when we do, we are in gloves, masks, and I keep a handy bottle of hand sanitizer in my pocket. I know that if he were exposed to the virus, his compromised immune system caused by his sickle cell anemia would make fighting the virus more difficult for him.Like all kids, he loves to play, and his favorite thing to do is play with building blocks. What does he build mostly? His other favorite activity is riding the Metro transit trains and buses all over the city. When he gets home, he uses his blocks to build stations and trains, playing out the day’s trip.

We knew that Evan had a good chance of being born with the disease, since his mom and I both carry the trait for sickle cell. His diagnosis at birth was sickle cell anemia Type SS, which is the most common and severe version of the disease. Many kids who get this diagnosis have to get frequent blood transfusions because they lack the healthy red blood cells needed for normal organ functions. Evan is extremely fortunate to not need frequent transfusions, but he has been in a pain crisis situation where the treatment was necessary, and another case where he needed minor surgery at Children’s Hospital Los Angeles.

I’m in an online support group for parents of children with sickle cell, and I’ve met parents who go to Children’s Hospital monthly, some weekly, to get blood transfusion treatments for their kids. I asked one parent about their concerns about contracting COVID-19 with so many visits to the hospital. Of course, they had concerns, but what can you do when your child needs lifesaving medical treatment? All you can do is trust that the doctors and nurses and staff are taking all precautions to make sure that patients and blood donors are in a safe and sterile environment.

For me, every time I come to Children’s Hospital and see the banner above the parking lot entrance, showing CHLA always at the top of the ranks of the best children’s hospitals in the nation, I feel a big sense of relief, comfort and pride, knowing that I live in a city that provides the best children’s care anywhere.

Another thing I learned about patients who need frequent blood transfusions for pain crises is, in some cases, the parent or other family members are the primary blood donor for the patient. No matter who the donor is, the hospital tests everyone to make sure that they are the best possible match. Either way, it’s very important that blood from donors of the same ethnicity is in supply for the best transfusion results.

The sad thing is that the COVID-19 pandemic has caused a shortage in blood supply because donors of all races are afraid to donate. Children need blood transfusions for all kinds of treatments at the hospital. In the case of sickle cell, there is a greater potential for adverse reactions to occur from blood that isn’t a close match, even if it’s the same blood type—which is why the hospital only performs transfusions from donors who are close matches to the patient. I think it’s important to mention that blood donors are probably the most valuable asset in the treatment of sickle cell disease at Children’s Hospital, especially African American blood donors and other ethnicities. There is a prevalence of sickle cell anemia in the African American community, and that is where the greatest need lies.
